Notice is hereby given that by virtue of a Writ of Seizure and Sale issued out of the Honorable Third Judicial District Court in the above entitled and numbered cause, and to me directed, I have seized and taken into my possession and will offer for sale at public auction, at the principal front door of the Court House in Ruston, Lincoln Parish, LA, between the hours governing judicial sales on WEDNESDAY, September 21, 2011, beginning at 10:00 A.M., the following described property situated in Lincoln Parish, LA, to wit:
That certain tract of land located in Lincoln Parish, Louisiana, together with all improvements thereon and appurtenances thereunto belonging, known and described as follows, to-wit: Beginning at the Southwest corner of the Southwest 1/4 of Southeast 1/4, Section 23, Township 19 North, Range 3 West, Lincoln Parish, Louisiana, and run East along the South line of said Southwest 1/4 of Southeast 1/4 to the East right of way line of U.S. Highway 167, a distance of 32 feet for the starting point. From said starting point, run North 7 degrees 00 minutes West along the East right of way line of said U.S. Highway 167 for a distance of 208.7 feet; thence run East a distance of 208.7 feet; thence run South 7 degrees 00 minutes East a distance of 208.7 feet to the South line of said Southwest 1/4 of Southeast 1/4; thence run West along the South line of said Southwest 1/4 of Southeast 1/4 to the point of beginning a distance of 208.7 feet, containing one acre, more or less, together with all improvements and appurtenances thereon.

Beginning at the Northwest corner of the Northwest 1/4 of Northeast 1/4, Section 26, Township 19 North, Range 3 West, Lincoln Parish, Louisiana, and run East along the North line of said Northwest 1/4 of Northeast 1/4 to the East right of way line of U.S. Highway 167, a distance of 35 feet, more or less, for the starting point. From said starting point, continue to run East along the North line of said Northwest 1/4 of Northeast 1/4 to the Northeast corner of said Northwest 1/4 of Northeast 1/4, a distance of 1,293.50 feet, more or less, thence run South along the East line of said Northwest 1/4 of Northeast 1/4 a distance of 50 feet; thence run West parallel with the North line of said Northwest 1/4 of Northeast 1/4 to the East right of way line of the aforementioned U.S. Highway 167, a distance of 1,281.98 feet, more or less; thence run in a Northwesterly direction along the East right of way line of said U.S. Highway 167, and along a curve to the right (a radius of which curve is 1,146.28 feet) for an arc distance of 51.3 feet to the starting point, containing 1.48 acres, more or less, together with all improvements and appurtenances thereon and thereunto belonging.

Commencing at a point which bears South 89 degrees 44 minutes West a distance of 2,308.5 feet from the Southeast corner of Section 23, Township 19 North, Range 3 West, Lincoln Parish, Louisiana, and run thence North 7 degrees 00 minutes West for a distance of 207.1 feet; thence run West for a distance of 105.5 feet; thence run South 7 degrees 00 minutes East for a distance of 208.7 feet; thence run North 89 degrees 25 minutes East for a distance of 105.5 feet, and to the starting point, containing one-half acre, more or less, together with all improvements and appurtenances thereon and thereunto belonging.
LESS AND EXCEPT:
One (1) certain tract or parcel of land, together with all the improvements situated thereon, and all of the rights, ways, privileges, servitudes and advantages thereunto belonging or in anywise appertaining, situated in Section 23, Township 19 North, Range 3 West, Northwestern Land District, Lincoln Parish, Louisiana, identified as PARCEL 20-2 shown on the property map for STATE PROJECT NO. 023-10-0043, RUSTON-VIENNA HIGHWAY, ROUTE NO LA-US 167, LINCOLN PARISH, LOUISIANA, prepared by Charles G. Coyle, Professional Land Surveyor, dated 5-21-99 and revised 6-19-02, which property is more particularly described as follows:

From a point on the centerline of State Project No. 023-10-0043, at Station 48+124.700, proceed N89š54’01”E a distance of 42.411 meters to the point of beginning; thence proceed N89š54’01”E a distance of 25.875 meters to a point and corner; thence proceed S11š57’15”W a distance of 45.714 meters to a point and corner; thence proceed S20š26’35”W a distance of 20.062 meters to a point and corner; thence proceed along a curve to the right having a radius of 337.194 meters, whose length is 64.265 meters and whose chord length is 64.168 meters and bears N08š25’24”W to the point of beginning. All of which comprises Parcel No. 20-2 as shown on Sheet 20 of the Right of Way Plans of State Project No. 023-10-0043, and contains an area of 956.29 square meters or 0.095 hectares or 10,280.16 square feet or 0.0236 acres.
SUBJECT TO: All right of ways and/or servitudes of record; subject to restrictions, servitudes, rights-of-way and outstanding mineral rights of record affecting the property.
Seized as the property of defendant William Curtis Ward and Karla Stall Ward and will be sold to satisfy said writ and all cost. Terms of sale cash without benefit of appraisement. This 12th day of August, 2011.
